Pricing
What it costs.
Every project is bespoke — but our rates are stated up front, so you always know what you're paying for. We coordinate every trade you need and pass their quote through at full price plus a clearly stated management fee.

All prices inc. VAT at 20%. Based in London, travel quoted for projects further out. Itemised quote provided before any work begins.
01 · Initial call
Free
A 30–60 minute call. No commitment, no sales pitch — we will happily talk you out of features you do not need.
02 · Home visit and sketch
£300
Walk-through of the house: wiring, wifi, what is already there. Then your rooms drawn device by device, the automation logic and a written scope. Fully credited against the project if you proceed.
03 · We implement once agreed
£100 / hour
Install, configuration, scenes, automations, voice, dashboards and the handover. Hours estimated up front and agreed before any work begins; the final invoice follows actual time.
Trades
+ 15%
Electrician, locksmith, gas-safe engineer, plumber — booked, supervised and warranty-handled by us. Their quote shown to you in full, with 15% project management on top.
Kit
+ 15%
Devices procured at trade or retail with a 15% supply margin. Compare to Amazon any time — the markup covers procurement, returns and warranty handling.
04 · Aftercare
£100 / hour
30 days free post-install for snagging. After that, £100/hr (30-min minimum) for adjustments, new devices or remote support.

We handle every trade. You deal with us.
Certified work — electrics, gas-safe heating, locks, plumbing — goes to the right specialist. We get them booked, stand there on the day and handle the snagging. Every line of their quote is shown to you, with our 15% on top. Settle-in visit included.

An Airbnb let that runs itself
London · a one-bedroom flat on Airbnb
Booking confirmed: a door code, guest wifi and a welcome page are made for that stay and sent to the guest.
The code works from check-in and dies at check-out. On changeover days the cleaner gets her own code and the checklist on her phone.
Guests buzz the building door and it opens for them. The flat door takes their code. No keys, no handover.
Heating to eco the minute they leave, warm again before the next arrival. A noise monitor sends a polite note if it gets loud. Smoke and CO alarms watched round the clock. The robot vacuum keeps the floor clean on the empty days.

An alarm panel that arms itself when the last phone leaves and lets you in by face when the first one is back. Contacts on every door, gate and window, motion in every room, glass-break, siren and strobe, smoke, CO and leak, with a monitoring station behind it.
Three cameras and smart locks on the door, the gate and the garage. The cleaner and the gardener get their own windows; a courier is told to leave it in the porch from your phone.
A station at the gate, at the front door and in every room that matters, your phones when nobody is in. Room-to-room calls and announcements, and the route of every call and every alert drawn through the house.

When the last family phone leaves the home zone the alarm arms and the cameras keep watch. When one comes back, the alarm disarms and the gate and the garage open before the car gets there, then close behind it.
One dashboard on the kitchen tablet and on every phone: lights, heating by zone, curtains, pool heat pump, irrigation schedules, cameras, music.
Hue, tado, Sonos, SwitchBot curtains and Hydrawise irrigation under one roof, with a gardener and cleaner access window.

Main lights, lamps, blinds, curtains and sheers, the TV and surround sound, the air purifier, booster fan, oil diffuser, aircon, fish tank, plant and pet corner, and a robot vacuum that sweeps the floor and docks itself.

Where the house greets you: the front door recognises your face, the video intercom and alarm keypad sit by the door, and the hallway lights, lamp, diffuser, washer and dryer run on their own.

A slow sunrise on the bed lamps, curtains and sheers that move by themselves, a projector that drops its own screen, aircon with a sleep mode, closet lights when the wardrobe opens, Alexa alarm, diffuser, Dyson and the under-bed night light.
