An Airbnb let that runs itself

London · a one-bedroom flat on Airbnb
  • Booking confirmed: a door code, guest wifi and a welcome page are made for that stay and sent to the guest.
  • The code works from check-in and dies at check-out. On changeover days the cleaner gets her own code and the checklist on her phone.
  • Guests buzz the building door and it opens for them. The flat door takes their code. No keys, no handover.
  • Heating to eco the minute they leave, warm again before the next arrival. A noise monitor sends a polite note if it gets loud. Smoke and CO alarms watched round the clock. The robot vacuum keeps the floor clean on the empty days.

  • An alarm panel that arms itself when the last phone leaves and lets you in by face when the first one is back. Contacts on every door, gate and window, motion in every room, glass-break, siren and strobe, smoke, CO and leak, with a monitoring station behind it.
  • Three cameras and smart locks on the door, the gate and the garage. The cleaner and the gardener get their own windows; a courier is told to leave it in the porch from your phone.
  • A station at the gate, at the front door and in every room that matters, your phones when nobody is in. Room-to-room calls and announcements, and the route of every call and every alert drawn through the house.

Secure, hands-free entry to the house

  • When the last family phone leaves the home zone the alarm arms and the cameras keep watch. When one comes back, the alarm disarms and the gate and the garage open before the car gets there, then close behind it.
  • One dashboard on the kitchen tablet and on every phone: lights, heating by zone, curtains, pool heat pump, irrigation schedules, cameras, music.
  • Hue, tado, Sonos, SwitchBot curtains and Hydrawise irrigation under one roof, with a gardener and cleaner access window.
